Property runs on relationships, and in most firms those relationships belong to individuals rather than to the business. The agent knows which landlord is thinking about selling, which tenant is outgrowing their space, and which investor has money to place this quarter. None of it is written down, so none of it is a pipeline, and all of it walks out of the door when they do.
The second thing is speed. In agency, the enquiry that gets answered first usually wins the viewing, and the viewing usually decides the instruction. Almost no firm can tell you its median response time, which means it cannot tell whether it is losing on service or on price.
The third is the most avoidable. Lease events are the only genuinely predictable revenue in the sector: breaks, expiries, rent reviews and renewals are all known years ahead. Treated as a calendar they are a forecast. Left in a document nobody opens, they arrive as a surprise, and the conversation starts later than it should have.
Underneath all of it the data is split between portals, a CRM nobody fully trusts and a set of spreadsheets. We work on that layer: making the pipeline the firm's rather than an individual's, making response time measurable, and turning lease events into scheduled work.
